The redevelopment of the “Gold Coast” along Jersey City’s Hudson River Waterfront has been one of the New York region’s remarkable success stories. At the forefront of this has been Newport, a 400-acre transit-oriented waterfront community.

EE&K’s plan for Newport served as the framework for $2 billion of public and private investment, transforming a landscape of rusting railyards and rotting piers into a mixed use community. Newport’s PATH and Hudson-Bergen light rail stations provide easy connections to Lower Manhattan and Newark for the community’s residents, office workers, and visitors.

EE&K’s design focused on creating a vibrant public realm through the use of arcades, a consistent five-story street wall, and landscaped streets and open spaces. The plan’s five neighborhoods are oriented around a series of public spaces of varying character. Key to Newport’s success was EE&K’s successful first phase design, which featured a 1 million square foot office tower, new streetscape along Newport’s major thoroughfare, a new PATH transit station, and a riverfront park.
