The Aventiene
Gaithersburg, MD
The Aventiene development is a transit-oriented community of distinct neighborhoods interconnected by parks, woodlands and walk able streets in close proximity to a state-of-the art high school, high-quality retail and a Light Rail station.
The 180-acre site is strategically located in the City of Gaithersburg, Maryland, along Interstate I-270 and the Corridor City Transit way (CCT) alignment. Given its great location and superb transit infrastructure, this development is going to be the most dense that the City has ever built while maintaining a quality of life that is comparable to the landmark developments such as Kentlands.
The proposed plan allows for approximately half the population to live within two blocks of the transit station. Parks and other forms of open spaces constitute more than 30% of the land area and are strategically located so that the residents do not have to walk more than one block to access them.
The project received a National AIA Honor Award for Regional and Urban Design and was recognized by the Smart Growth Alliance for its demonstration of smart growth principles.
